NOTICE OF FORECLOSURE SALE

Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at14000 LaMora Ln.,Albuquerque,NM87105, more fully described as:

The West ½ of Lot numbered Four (4) in Block lettered “D”, of LA MORA ACRES, a Subdivision of Tract of land in School District No. 9, Bernalillo County, New Mexico, as the same is shown and designated on the Map of said Subdivision, filed in the Office of the County Clerk of Bernalillo County, New Mexico, on July 27, 1956, in Plat Book C3, folio 57.

The property will be sold subject to rights of redemption; easements, reservations and restriction of records; taxes and governmental assessments; any liens or encumbrances not foreclosed in this proceeding; environmental contamination, if any, and zoning violations concerning the property, if any.

A Summary Judgment for Decree of Foreclosure, and Appointment of Special Master was entered in the above captioned and numbered cause against the Defendants in favor of WLR/IVZ Resi NPL LLC on July 21, 2011, in the amount of $212,831.48 plus interest at the rate specified in the judgment from July 13, 2011.  The sale is to begin at 9:30 a.m. on August 30, 2011, at the front steps of the Bernalillo County Courthouse, located at 400 Lomas NW, Albuquerque, New Mexico at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Summary Judgment referred to above, and to satisfy the amount of the total amount of the Judgment plus interest to the date of the foreclosure sale and the costs of the foreclosure sale.  At such sale, the Plaintiff, WLR/IVZ Resi NPL LLC, may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Summary Judgment to the bid, should it be the highest bidder.  The appointed Special Master may postpone and reschedule the sale without further publication.
