NOTICE OF FORECLOSURE SALE

Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at    HC 65,Box 72,Pie Town,NM87827, more fully described as:

LOT NUMBERED SIXTY SEVEN (67) OF THE WILD HORSE DEVELOPMENT PHASE 4, AS THE SAME IS SHOWN ON THE PLAT THEREOF ON FILE WITH THE OFFICE OF THE CATRON COUNTY CLERK, NEW MEXICO ON MARCH 4, 2003 AT 11:07 AM IN PLAT BOOK B AT PAGE 383.

The property will be sold subject to rights of redemption; easements, reservations and restriction of records; taxes and governmental assessments; any liens or encumbrances not foreclosed in this proceeding; environmental contamination, if any, and zoning violations concerning the property, if any.

A Default Judgment, Decree of Foreclosure and Appointment of Special Master was entered in the above captioned and numbered cause against the Defendants in favor of PNMAC MORTGAGE CO., LLC, on October 18, 2011, in the amount of $139,510.21 plus interest at the rate specified in the Default Judgment, Decree of Foreclosure and Appointment of Special Master, from June 22, 2011.  The sale is to begin at 2:45 p.m. on December 12th, 2011, at the front steps of the Catron County Courthouse, located at 100 Main Street, Reserve, New Mexico 87830, at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Judgment referred to above, and to satisfy the total amount of the Default Judgment, Decree of Foreclosure and Appointment of Special Master, plus interest to the date of the foreclosure sale and the costs of the foreclosure sale.  At such sale, the Plaintiff, of PNMAC MORTGAGE CO., LLC, may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Judgment to the bid, should it be the highest bidder.  The appointed Special Master may postpone and reschedule the sale without further publication.
