NOTICE OF FORECLOSURE SALE
Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at 234 Smith SE, Albuquerque, NM 87102, more fully described as:
LOT TWO (2) IN BLOCK TWO (2), GARCIA ADDITION UNIT THREE (3), TO THE CITY OF ALBUQUERQUE, NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON THE MAP OF SAID ADDITION FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY, NEW MEXICO, ON JULY 8TH, 1925.
The property will be sold subject to rights of redemption; easements, reservations and restriction of records; taxes and governmental assessments; any liens or encumbrances not foreclosed in this proceeding; environmental contamination, if any, and zoning violations concerning the property, if any.
A Default Judgment was entered in the above captioned and numbered cause against the Defendants in favor of U.S. Bank National Association, as Trustee of the Security National Mortgage Loan Trust, 2006-2 on March 27, 2009. The judgment was amended by order of the Court on January 29, 2013 to reflect the amount of $59,130.11 plus interest at the rate specified in the order from January 29, 2013. The sale is to begin at 9:30 a.m. on March 12, 2013, at the front steps of the Bernalillo County Courthouse, located at 400 Lomas NW, Albuquerque, New Mexico at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Default Judgment referred to above, and to satisfy the amount of the total amount of the Judgment plus interest to the date of the foreclosure sale and the costs of the foreclosure sale. At such sale, the Plaintiff, U.S. Bank National Association, as Trustee of the Security National Mortgage Loan Trust, 2006-2, may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Judgment to the bid, should it be the highest bidder. The appointed Special Master may postpone and reschedule the sale without further publication. All inquiries regarding the sale of the Property should be directed to Michael J.
