GREETINGS: Tommy Lucero; unknown heirs of the following deceased persons: Louie G. Sainz and Josephine P. Sainz; and unknown claimants of interest in the premises adverse to the Plaintiffs.
You are hereby notified that Kathleen Salas and Edward P. Sainz, Plaintiffs in the above referenced cause of action, have filed a Complaint to Quiet Title to Real Estate pertaining to the following described real estate in Bernalillo County, New Mexico (“the Property”):
A portion of a tract of land in Bernalillo County Located in E1/2 of the SE1/4 of the SW1/4 of the SW1/4 of section 27, T 9 N, R 2 E, NMPM, Bernalillo County, New Mexico, within the Pajarito Grant and as shown on the Assessor Map S-10, and further described on a plat of the said property filed of record on July 24, 1986, Book MS375A, Page 920, the original survey and plat of said property platted by John B. Torres, N.M.I.S. 3221, on July 13, 1979, and revised by John B. Torres on June 12, 1986, totaling 4.621 acres.
More particularly described as the second most southern .9242 acre of said plat. Subject to a 25 ft. access easement on the east side, which easement runs with the land. This .9242 acre is bordered on the north by lands owned by Robert P. Sainz and on the south by lands owned by Louie G. Sainz.
Plaintiffs seek the establishment of their estate in fee simple in and to the Property against the adverse claims of the Defendants; and each of them, and everyone claiming by, through, or under them, be barred and forever estopped from having or claiming any lien upon, or any right, title, or interest in or to the Property adverse to the estate of Plaintiff; that the title of Plaintiff thereto in fee simple be forever quieted and set at rest; and that Plaintiff has judgment against any Defendant who may appear other than by disclaimer. You are required to file with the Clerk of the Court of Bernalillo County an Answer to Complaint or a responsive pleading, by the 30th day of October, 2014, or judgment or other appropriate relief may be rendered against you by default.
