NOTICE OF SALE
NOTICE is hereby given that on March 1, 2016, at 10:00 a.m., the undersigned Special Master or his agent will sell to the highest bidder at the Sandoval County Courthouse, located at 1500 Idalia Rd, NE Bernalillo, NM 87004, all Defendant’s interest in the real property located at 4221 Tobol Court, NW Rio Rancho, New Mexico 87144, and is more particularly described as follows:
LOT NUMBERED TWELVE (12) IN BLOCK NUMBERED SIX (6), ENCHANTED HILLS UNIT 2, AS THE SAME IS SHOWN AND DESIGNATED ON THE PLAT ENTITLED, “ENCHANTED HILLS UNIT 2, A SUBDIVISION OF A PORTION OF UNPLATTED PROPERTY WITHIN UNIT TWENTY BEING A PORTION OF SECTIONS 25 AND 26, TOWNSHIP 13 NORTH, RANGE 3 EAST, NEW MEXICO PRINCIPAL MERIDIAN, CITY OF RIO RANCHO, SANDOVAL COUNTY, NEW MEXICO”, FILED IN THE OFFICE OF THE COUNTY CLERK OF SANDOVAL COUNTY, NEW MEXICO ON JANUARY 30, 1995 IN RIO RANCHO ESTATES PLAT BOOK NO 7 PAGES 56-58 (VOLUME 3 FOLIO 1207-B).
The sale will satisfy all or a portion of an In Rem Judgment entered on January 4, 2016, as follows: judgment in the amount of $143,485.69, with interest accruing at 7.00% per year from July 1, 2014, forward.
The Judgment may be obtained from either the court clerk or the undersigned Special Master prior to the sale date. New Penn Financial, LLC d/b/a Shellpoint Mortgage Servicing, its assignee, its successor-in-interest, or its investor has the right to bid at the sale and to apply its judgment or a portion thereof to the purchase price in lieu of cash. For all other bidders, the sale terms are cash or its equivalent by the close of business on the day of sale. The sale may be postponed and rescheduled at the Special Master’s discretion.
PROSPECTIVE PURCHASERS AT SALE ARE ADVISED TO MAKE THEIR OWN EXAMINATION OF THE TITLE AND THE CONDITION OF THE PROPERTY AND TO CONSULT THEIR OWN ATTORNEY BEFORE BIDDING.
