NOTICE OF SALE
NOTICE is hereby given that on November 20, 2014, at 1:30 p.m., the undersigned Special Master will sell to the highest bidder the front of the Second Judicial District Courthouse, 400 Lomas Blvd. NW, Albuquerque, New Mexico 87102, all Defendants’ interest in the real property located at 1521 Kit Carson Avenue SW, Albuquerque, Bernalillo County, New Mexico 87104, and more particularly described as:
LOT NUMBERED ELEVEN (11) IN BLOCK NUMBERED TWENTY-FIVE (25) OF THE HUNING CASTLE ADDITION TO THE CITY OF ALBUQUERQUE, NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON THE MAP OF SAID ADDITION, FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY, NEW MEXICO, ON MARCH 1, 1928
WITH MORTGAGE COVENANTS.
The sale will satisfy all or a portion of a Judgment Against Defendant Luis D. Nolasco, in rem, and Defendant George H. Shaffer III, in rem, Decree of Foreclosure, Order of Sale, and Appointment of Special Master (“Judgment”) entered on December 5, 2013, as follows:
Judgment, in rem and not in personam, as follows:
(1) $103,544.69, with interest continuing to accrue at 7.300% per year from May 24, 2013, forward;
(2) $32,853.03, with interest continuing to accrue at 10.250% per year from May 24, 2013; and
(3) $10,148.22, with interest continuing to accrue at the statutory rate of 8.75% per year from May 24, 2013, forward
and another judgment was entered on October 3, 2014.
The Judgments may be obtained from either the court clerk or the undersigned Special Master prior to the sale date. BOKF N.A. d/b/a Bank of Albuquerque, successor by merger to Bank of Albuquerque, N.A. has the right to bid at the sale and to apply its judgment or a portion thereof to the purchase price in lieu of cash. For all other bidders, the sale terms are cash or its equivalent by the close of business on the day of sale. The sale may be postponed and rescheduled at the Special Master’s discretion.
PROSPECTIVE PURCHASERS AT SALE ARE ADVISED TO MAKE THEIR OWN EXAMINATION OF THE TITLE AND THE CONDITION OF THE PROPERTY AND TO CONSULT THEIR OWN ATTORNEY BEFORE BIDDING.
