NOTICE OF SALE
NOTICE is hereby given that on October 22, 2015, at 1:30 p.m., the undersigned Special Master or his agent will sell to the highest bidder at the entrance of the Bernalillo Second Judicial District Courthouse, 400 Lomas Blvd, Albuquerque, NM 87102 all Defendants’ interest in the real property located at 429 -61st Street SW, Albuquerque, NM 87121, and more particularly described as:
LOT NUMBERED 109 IN BLOCK LETTERED “B” OF THE AMENDED PLAT OF BLOCKS A AND B OF THE FIELD ADDITION, ALBUQUERQUE, NEW MEXICO, AS THE SAME IS The Mortgage was recorded in the Office of the Clerk of Bernalillo County on August 19, 2005, in Book A102, Page 1331, as Document Number 2005-121691. The Mortgage is attached as Exhibit “C.”’SHOWN AND DESIGNATED ON THE AMENDED PLAT OF BLOCKS A AND B, FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY, NEW MEXICO, ON OCTOBER 21, 1960
The Real Property or its address is commonly known as 429 -61st Street SW, Albuquerque, NM 87121. If there is a conflict between the legal description and the Real Property address, the legal description shall control.
WITH MORTGAGE COVENANTS.
The sale will satisfy all or a portion of the Judgment entered on August 4, 2015, in the amount of $5,772.09, with interest accruing at 3.700% per year from December 20, 2012, forward.
The Judgment may be obtained from either the court clerk or the undersigned Special Master prior to the sale date. Plaintiff, it’s investor, successor-in-interest, or assignee, has the right to bid at the sale and to apply their judgments or a portion thereof to the purchase price in lieu of cash. For all other bidders, the sale terms are cash or its equivalent by the close of business on the day of sale. The sale may be postponed and rescheduled at the Special Master’s discretion.
PROSPECTIVE PURCHASERS AT SALE ARE ADVISED TO MAKE THEIR OWN EXAMINATION OF THE TITLE AND THE CONDITION OF THE PROPERTY AND TO CONSULT THEIR OWN ATTORNEY BEFORE BIDDING.
