NOTICE OF FORECLOSURE SALE
Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at 606 Sunset Road, Taos, NM 87571-6712, more fully described as:
LOT #68, CHAMISA VERDE SUBDIVISION, TAOS, NEW MEXICO, AS FILED IN CABINET D AT PAGE 18-B, RECORDS OF TAOS COUNTY, NEW MEXICO.
The property will be sold subject to rights of redemption; easements, reservations and restriction of records; taxes and governmental assessments; any liens or encumbrances not foreclosed in this proceeding; environmental contamination, if any, and zoning violations concerning the property, if any.
A Default Judgment was entered in the above captioned and numbered cause against the Defendants in favor of U.S. Bank Trust National Association, as Trustee of the Tiki Series III Trust, on November 17, 2020, in the total amount of $211,247.79 plus interest at the rate specified in the Default Judgment from November 17, 2020. The sale is to begin at 12:00 P.M. (Noon) on January 20, 2021, at the front steps of the Taos County Courthouse, located at 105 Albright Street, Ste N, Taos, NM 87571, at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Judgment referred to above, and to satisfy the total amount of the Default Judgment plus interest to the date of the foreclosure sale and the costs of the foreclosure sale. At such sale, the Plaintiff, U.S. Bank Trust National Association, as Trustee of the Tiki Series III Trust, may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Judgment to the bid, should it be the highest bidder.
The appointed Special Master, or their appointed designee, may postpone and reschedule the sale without further publication. All inquiries regarding the sale of the Property should be directed to Richard E. Anderson, 4920 Westport Drive, The Colony, TX 75056-(214) 276- 1545.
