NOTICE OF FORECLOSURE SALE
Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at 141 18th Street SE, Rio Rancho, NM 87124, more fully described as:
LOT NUMBERED EIGHTEEN (18) IN BLOCK NUMBERED ONE (1) OF UNSER PLACE SUBDIVISION, WITHIN THE TOWN OF ALAMEDA GRANT, SANDOVAL COUNTY NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON SAID PLAT FILED IN THE OFFICE OF THE COUNTY CLERK OF SANDOVAL COUNTY NEW MEXICO, ON FEBRUARY 15, 2000, IN RIO RANCHO ESTATES PLAT BOOK NUMBER 12, PAGE 55. (VOL. 3, FOLIO 1941-A).
The property will be sold subject to rights of redemption; easements, reservations and restriction of records; taxes and governmental assessments; any liens or encumbrances not foreclosed in this proceeding; environmental contamination, if any, and zoning violations concerning the property, if any.
A Default Judgment, Decree of Foreclosure, and Appointment of Special Master (the “Judgment”), was entered in the above captioned and numbered cause against the Defendants in favor of U.S. Bank Trust National Association, as Trustee of the Cabana Series IV Trust, on December 2, 2021, in the total amount of $143,289.01 plus interest at the rate specified in the Judgment from October 25, 2021. The sale is to begin at 10:45 A.M. on January 26, 2022, at the front steps of the Sandoval County Courthouse, located at 1500 Idalia Road, Building A, Bernalillo, New Mexico 87004, at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Judgment referred to above, and to satisfy the total amount of the Judgment plus interest to the date of the foreclosure sale and the costs of the foreclosure sale. At such sale, the Plaintiff, U.S. Bank Trust National Association, as Trustee of the Cabana Series IV Trust, may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Judgment to the bid, should it be the highest bidder. The appointed Special Master may postpone and reschedule the sale without further publication. All inquiries regarding the sale of the Property should be directed to Richard E.
